Base selling price, before separately listed extras.

PLC+

Preferential location charge. Obtain the reason, amount and calculation.

CLP+

Construction-linked payment plan. Read the exact milestones and any time-linked clauses.

Down-payment plan+

A larger early payment. Consider financing and delivery exposure.

Flexi plan+

A mixed schedule; the label alone does not explain your obligations.

EDC / IDC+

External/internal development charges. Ask the basis, issuer and whether included.

IFMS+

Interest-free maintenance security. Check custody, use and refund/transfer terms.

CAM+

Common-area maintenance charges and recurring obligations.

FAR / FSI+

Floor-area ratio/index: a planning control, not a promise of what your plot may build.

Setback+

Required separation from a boundary under the applicable approved plan/rules.

Ground coverage+

The footprint counted at ground level under the applicable rules.

Change of land use; confirm whether it is needed and granted.

LOI+

Letter of intent. Read conditions; do not treat it as ownership.

Allotment letter+

Records an allotment and its terms; distinguish it from final conveyance.

Agreement for sale+

Contract setting the transaction terms, obligations and dates.

Sale / conveyance deed+

Instrument conveying specified rights. Review its scope and registration.

Mutation / intkal+

Record-update process following a change; not a standalone substitute for title review.

Jamabandi / khasra+

Land-record and parcel references. Match them to the property and documents.

Encumbrance+

A claim, charge or restriction affecting property.

Freehold / leasehold+

Different forms of tenure; read the rights, term, conditions and transfer rules.

CC / OC+

Completion/occupation certificates. Confirm issuer, scope, conditions and dates. Spell out CC because context can vary.

SCO+

Shop-cum-office. Clarify permitted use and whether sold as a plot, building or floor.

DSS+

Commonly double-storey shop; the authority’s actual allotment and zoning terms control.

Booth+

Small commercial unit/plot format governed by its approved design and use.

EOI+

Expression of interest. It is not proof of approvals or registration.

EMD+

Earnest-money deposit, often for auctions; auction conditions govern refund or forfeiture.

Registry+

Common shorthand for registration. Identify the exact instrument.

Ready to move+

Marketing shorthand. Check possession, services and applicable certificates.

Gross yield+

Annual rent divided by a clearly defined purchase cost, before expenses.

Net yield+

Income after operating costs divided by a clearly defined all-in investment.

CAGR+

Annualised start-to-end value change; ignores intermediate cash flows.

IRR / XIRR+

Return measures that consider the timing of cash flows; assumptions matter.

Liquidity+

Ability to sell at a workable price and within a workable time.
