Mohali and New Chandigarh need the relevant Punjab and local-authority checks. Chandigarh UT and Panchkula/Haryana have their own systems. Identify the authority for the exact site before applying any rule.

Ask an architect to verify permitted use, approved layout and zoning, access, coverage, floor-area ratio, setbacks, height, parking and required permissions. Plot size alone does not establish how many floors can be built.

For an existing building, compare what is constructed with its sanctioned plan and applicable completion or occupation approvals. For commercial and industrial premises, establish whether your intended activity is permitted.

Use the operative notification and amendments. A draft consultation notice is not an operative rule; do not assume that an online proposal or a neighbour’s construction establishes your entitlement.
