RERA carpet area includes internal partition walls but excludes external walls, service shafts and exclusive balconies, verandahs and open terraces. Compare the separate area breakup and room dimensions.

Built-up area is a broader building measurement: check its declared components. Super or saleable area commonly includes an allocated share of common areas, but the exact calculation must be disclosed. These labels are not interchangeable.

Example only: 1,300 sq ft carpet within 2,000 sq ft super area gives 65% carpet efficiency. Loading calculated against carpet is about 53.8%, while the non-carpet share of super is 35%. Always ask which denominator is being used.

Two apartments with the same advertised area may differ in circulation, daylight, balcony use, storage and room proportions. Request the exact tower and unit plan; a generic plan may not match your option.
