Request the ownership chain and seller’s authority, phase registration where required, land-use and planning approvals, proposed agreement, payment schedule and dues position. Have a property lawyer establish the rights being offered.

For resale, check loans and release of security, co-owners, existing tenants or occupants, unpaid maintenance and applicable society or authority transfer requirements. Match the seller and property particulars across documents.

An allotment letter, registered sale deed, revenue record and mutation serve different purposes. Mutation alone is not a substitute for title review. A bank’s willingness to lend does not replace your own legal and technical checks.

Avoid signing blank forms or sending money to an account that has not been independently matched to the transaction. Keep copies of every signed document, payment receipt and written commitment.
