Look beyond headline appreciation
A hypothetical ₹1 crore purchase sold for ₹1.40 crore after five years produces 40% headline appreciation, or about 6.96% annualised price growth before costs. With ₹7 lakh buying expenses and ₹3 lakh selling expenses, the simplified annualised result is about 5.07%, before rent, financing, upkeep and tax.
Gross yield, net yield, CAGR, IRR and cash-on-cash return answer different questions. Use dated cash flows for staged payments and compare like with like.

Not a legal safeguard.
For projects that require registration, RERA registration comes before advertising, marketing, booking or offering units for sale. An EOI or refundable cheque does not replace compliance.
- Establish the legal offer
Identify the land, legal promoter, applicable approvals and exact registered phase. Check exemptions rather than assuming them.
- Understand the payment
Read allocation, refund, cancellation and escalation terms. Subject to the Act, the promoter cannot take more than 10% of the property cost before the written, registered agreement for sale.
- Stress-test the holding period
Plan for delayed possession, slower resale, finance costs, transfer restrictions and a cash buffer. Do not depend on a guaranteed exit or assured appreciation.

How do I estimate a home-loan EMI?

How do I build an all-in property budget?
Enter the base price, seller or builder extras, duties and applicable taxes, and your other acquisition costs in the All-in budget tool. Use a dated quotation for each amount. A zero field means no amount entered, not an exemption; ongoing maintenance is separate.
Can area conversion compare carpet and super area?
The converter changes measurement units, such as square yards to square feet. It cannot turn carpet area into super area: those describe different parts of a property. Use the documented area basis as well as the same unit when comparing homes.
What do investment calculations tell me?
